Portland Metro Real Estate: March 2026 Market Update

Spring has arrived in the Portland metro housing market — and buyers showed up with it. March 2026 delivered a strong month of activity across nearly every metric, confirming that the winter seasonal slowdown is behind us and momentum is building heading into Q2.

The Numbers That Matter

Closed sales reached 1,790 in March, an 11.0% increase over March 2025 and a 27.4% jump from February 2026. Pending sales — the most forward-looking indicator — came in at 2,319, up 5.5% year-over-year and 27.3% from the prior month. New listings (2,738) rose 2.7% from a year ago, providing buyers with more options without oversupplying the market.

Year-to-date through March, the market is tracking ahead of 2025 on all key volume metrics: new listings up 4.4%, pending sales up 5.3%, and closed sales up 1.2%.

Prices: Stable, Not Surging

The median sale price in March came in at $543,800, essentially flat versus March 2025 (+0.3%). The rolling 12-month average sale price is $610,500, down just 0.4% from the prior 12-month period. Year-to-date, the median is off 2.8% compared to the same period in 2025.

This is a stabilization story. Sellers who priced competitively in 2025 are not losing ground — but the days of automatic, double-digit appreciation are on pause. Buyers negotiating today are working with list-to-sale price ratios that favor realistic sellers, not aspirational ones.

Inventory and Days on Market

Inventory held steady at 3.0 months in March, unchanged from March 2025. That figure places the Portland metro squarely at the boundary between a seller's and buyer's market. Total active listings stand at 5,311, well above the 4,866 recorded in March 2024 — giving buyers meaningfully more choices than they had two years ago.

Average total market time increased to 79 days, up 8 days from March 2025. Homes are still selling; they just need to be priced and presented to earn it.

Where the Volume Is

The $400,000–$500,000 price range remains the engine of the market, accounting for 386 closed sales and 21.6% of all volume. The $500,000–$600,000 band was second with 341 sales (19.1%), followed by $600,000–$700,000 with 250 sales (14.0%).

Notable movement at the upper end: the $800,000–$900,000 segment grew from 75 to 103 sales year-over-year, and the $1.2M–$1.3M bracket more than tripled. Luxury buyers are active.

Affordability

According to the RMLS Affordability Index, a household earning the Portland area median income of $124,100 (per HUD, 2025) can afford approximately 98% of the monthly mortgage payment on a median-priced home at a 30-year fixed rate of 6.1%, assuming a 20% down payment. That's essentially at the affordability threshold — meaningful demand remains, but there is very little cushion for rate increases or further price growth.

Bottom Line

The Portland metro market in March 2026 is active, price-stable, and supply-constrained at a balanced level. Volume is up, prices are holding, and the pipeline of pending sales points to continued strength in April closings. For buyers, inventory is better than it has been in recent years. For sellers, realistic pricing and preparation remain the keys to a timely, successful transaction.
